"What is the best fence material for the Orange County climate?" For longevity with minimal upkeep, especially near the coast, vinyl and aluminum are excellent choices as they resist moisture and salt air. For a natural aesthetic, woods like cedar and redwood are beautiful and naturally rot-resistant, but will require periodic maintenance (staining or sealing) to maximize their lifespan. "Do I need a permit to build a fence in Irvine or Newport Beach?" It depends on the height. Typically, fences under 6 feet in the back and side yards, and under 3.5-4 feet in the front yard, do not require a permit. However, these rules vary by city, and we handle the verification process to ensure full compliance. "How deep do you set your fence posts?" Proper post depth is critical for stability. As a standard, we set posts at least 2 feet deep in a concrete footing, ensuring your fence can withstand high winds and remain straight and secure for years to come. "What should I consider when choosing an automatic driveway gate?" The main considerations are the type (swing vs. slide, which depends on your driveway's layout), the power source, and the access control method (remote, keypad, etc.). We also ensure all required safety features, like photo-eye sensors, are installed to prevent accidents. Your journey to a more secure, private, and beautiful property starts with a simple conversation. Designs that Transform Your Lifestyle: Beyond property value, we create spaces that fundamentally change how you live. An addition can provide a needed bedroom for a growing family, an ADU can bring loved ones closer, and an open-concept renovation can transform your home into an entertainer's dream. The Sanctuary Difference Our Commitment to a Superior Remodeling Experience Expert Guidance Empower your architectural design choices with exclusive access to our Lumina educational hub and structural design studio . Peace of Mind Enjoy lasting confidence in your new addition, protected by our comprehensive Sanctuary Care workmanship warranty. Our Proven Process Discover our transparent, step-by-step design-build process that ensures a structurally sound and seamless addition from concept to completion. Our Trusted Team Meet the veteran, family-owned specialists in home additions and structural engineering, fully licensed and insured for your peace of mind. "How much does a home addition cost per square foot in Orange County?" The cost varies significantly based on complexity (a simple room vs. a kitchen or bath). You can expect a range from $350 to over $600 per square foot. Second-story additions are typically more complex and fall at the higher end of that range. "What is the difference between converting my garage and building a legal ADU?" A simple conversion might create a bonus room, but a legal ADU is a separate, rentable dwelling unit with its own kitchen, bathroom, and entrance. Building a legal ADU involves a more complex permitting process but significantly increases your property's value and utility. "How long does it take to build a second-story addition?" This is a major undertaking. From the start of design to the completion of construction, a second-story addition typically takes 9 to 12 months, including the extensive time required for architectural plans, engineering, and city plan review. "What is involved in removing a load-bearing wall?" It requires a structural engineer to design a new support system, typically a large beam (often hidden in the ceiling) and new support posts, to carry the load that the wall was supporting. This is not a DIY project and requires professional engineering and construction. Your journey to a larger, more functional, and more valuable home starts with a simple conversation. Let's begin the process of creating the space your family has always dreamed of. Our Trusted Team Meet the veteran, family-owned specialists in drainage and foundation waterproofing, fully licensed and insured for your peace of mind. "What is the difference between a French drain and a surface drain?" A surface drain (like a catch basin) is designed to quickly capture water from hard surfaces like patios. A French drain is a subsurface trench with a perforated pipe designed to collect groundwater over a large area, making it ideal for protecting foundations and drying out soggy lawns. "Do I really need gutters in Southern California if it doesn't rain much?" Yes. While we have long dry spells, our seasonal rains can be intense. Gutters are essential to prevent that concentrated runoff from eroding the soil directly next to your foundation, which can lead to serious and expensive problems over time. "How do I know if I have a drainage problem?" Common signs include pooling water in your yard long after it rains, a damp or musty smell in your basement or crawl space, cracks in your foundation, and soil eroding away from your home's base. "Is foundation waterproofing done from the inside or outside?" The most effective method is exterior waterproofing, which involves excavating around the foundation and applying a waterproof membrane to stop water before it ever touches the concrete. Interior systems can manage water that has already entered, but exterior solutions prevent it from getting in at all. Your journey to a safer, drier, and more secure property starts with a simple conversation. Let's begin the process of designing the effective water management system your home deserves. (Cinderblocks) - Concrete Masonry Units (CMU blocks) are versatile building materials commonly used in residential landscaping throughout Orange County. These blocks are durable and provide structural integrity, making them ideal for a variety of applications such as retaining walls , garden beds , outdoor amenities , and much more . Their size and shape allow for easy stacking and arrangement, enabling Orange County homeowners to create attractive and functional outdoor spaces. Additionally, CMU blocks can be finished with various textures and colors, allowing for customization to enhance the aesthetic appeal of any property in cities like Irvine and Newport Beach. Other types of CMU, such as split face and slump stone, offer a finished look that eliminates the need for additional finishing, further simplifying the design process. Sanctuary School & Studio > Masonry > CMU Masonry > 1 School Our official "How It's Done" section to help educate our clients to understand our industry leading installation process! Course: HOW IS CMU MASONRY INSTALLED? Process - CMU Masonry Installation Discover our step by step guide on how we bring your Landscape projects to life. Unless otherwise stated in your contract, all installations pertaining to any CMU Masonry application are performed in the exact outlined method! Phase 1: Foundation & Preparation A level and stable foundation is essential for any CMU block structure. This may involve excavating the area and pouring a concrete footing to ensure long-term stability. The foundation surface is cleaned and prepared to ensure proper adhesion of the first course of blocks. Important Note: If the CMU wall is retaining or exceeds 6 feet in height, engineering will be required to determine proper load calculations and obtain necessary permits. In some cases, even perimeter fences, regardless of height, may require permits. Phase 2: Laying The First Course A bed of mortar is applied to the foundation. The type of mortar used will vary depending on the application and environmental conditions. For example, a higher strength mortar may be used for load-bearing walls or in areas with harsh weather exposure, while a standard mortar mix may be suitable for non-load-bearing walls or interior applications. The first course of CMU blocks is carefully laid, ensuring proper alignment and spacing. Each block is checked for level and plumb, and adjustments are made as needed to maintain a straight and even course. Phase 3: Building The Wall Subsequent courses of CMU blocks are laid, with mortar applied to both the horizontal and vertical joints. Blocks are staggered to enhance the wall's strength and stability. To further reinforce the wall, steel rebar is often inserted vertically into the hollow cores of the blocks at predetermined intervals. This rebar is then typically grouted into place, creating a robust and integrated structure. Control Joints: Depending on the length and height of the wall, control joints may be incorporated to allow for expansion and contraction of the blocks, preventing cracking and ensuring long-term structural integrity. These joints are typically created by installing a compressible material, such as foam or sealant, at regular intervals along the wall. Phase 4: Finishing Touches & Completion Once the desired height is reached, the top course of blocks is capped with a suitable material, such as capstones or a concrete pour, to provide a finished look and protect the wall from the elements. Mortar joints are tooled to create a neat and uniform appearance. You can view our School & Studio for WALL CAPS HERE & for FINISHES HERE to complete your wall! (Additionally to the stone you will have to select a grout color, typically this is only important for SLUMP or SPLIT STONE as regular BARE CMU is normally covered with a finish.) 1. Bare CMU (Unfinished) Standard Concrete Masonry Unit Concrete masonry units, commonly known as CMU, are made through a process that involves mixing cement, water, and aggregates such as sand or gravel. The mixture is poured into molds to form the desired block shape and then compacted heavily to ensure density and rigid structure. Afterward, blocks are cured, typically in a controlled environment, to allow the concrete to harden and gain strength. Standard CMU blocks typically measure 8 inches high by varying inches long, Sizes Available 8x8x16 6x8x16 12x6x16 12x8x16 6x6x16 2. Split-Face & Slump Stone CMU First please select a color of stone from either split-face or slump selections, then select a grout color! Split-Face Stone CMU Splitface stone, often used in construction, refers to a type of concrete masonry unit (CMU) has a textured surface created by splitting the block during the manufacturing process. This technique exposes the aggregate within the concrete, giving it a rough, natural appearance that is aesthetically pleasing for both interior and exterior applications. The splitface finish not only enhances the visual appeal but also provides a durable surface that can withstand various weather conditions. Ideal for walls, foundations, and landscaping, splitface stone combines functionality with an appealing design. It is created by pouring concrete into specially designed molds that allow the material to slump, or settle, into a distinctive shape. This process results in a textured surface that mimics the look of natural stone making it a popular choice for both decorative and structural applications. Often used in walls, fences, and landscaping features, slump stone combines durability with aesthetic appeal.
