(In Hardscaping Applications) - Concrete is an essential material for hardscaping projects throughout Orange County, providing a durable and versatile foundation for a variety of outdoor features. This composite material , made from a mixture of cement , aggregates (such as sand and gravel ), and water , is known for its strength and ability to withstand the elements . In Orange County landscapes, concrete is commonly used for patios , walkways , driveways , and pool decks ,. Its versatility extends to various finishes , including stamped concrete , which can mimic the look of brick or stone , and exposed aggregate , which offers a textured, non-slip surface. Whether you're creating a new patio in Irvine or a winding walkway in Laguna Beach, Sanctuary Design & Build can provide expert concrete hardscaping solutions tailored to your Orange County project. Course: HOW IS CONCRETE INSTALLED? Process - Concrete Surfaces Discover our step by step guide on how we bring your hardscape projects to life. Unless otherwise stated in your contract, all installations pertaining to Concrete are performed in the exact outlined method! Phase 1: Demolition & Prep The demolition and base preparation stage involves carefully removing any existing structures or materials to create a clean slate for new concrete. This process ensures that the ground is properly leveled and compacted providing a solid foundation for the concrete to be poured. Phase 2: Base Installation After proper foundation prep is complete, we will then install LEVEL 2 Gravel consisting of very small to medium sized gravel pieces to provide ample foundational support per standards of workmanship. This base will be approx. 1" for residential to support a level surface for the concrete to be poured. (As needed only, performed only if our crew needs to do this to perform the install correctly) Phase 3: Forming To prepare for pouring concrete, creating a sturdy frame that outlines the perimeter of the slab is crucial. Typically, wooden boards are cut to size and secured together to form the desired shape and dimensions. frame is then anchored in place using stakes driven into the ground, ensuring it remains stable during the pouring process. This careful preparation helps achieve a smooth, even surface and defines the boundaries the concrete slab. Phase 4: Rebar Grid Install Before pouring concrete, 24" grid rebar is strategically placed to create a strong foundation, providing essential rigidity and structural strength. The rebar is positioned at specified intervals, ensuring that the concrete bonds effectively, resulting in a durable and stable finished product. Phase 5: Concrete Pouring Once ready, the concrete is mixed to the desired consistency and poured into the forms, starting at one end and working towards the other, ensuring an even distribution. As the concrete fills the forms, it's essential to use a vibrator or a tamper to eliminate air pockets and ensure proper compaction before finishing the surface. Phase 6.1: Finishing & Scoring (APPLIED ONLY FOR CONCRETE FINISH & SCORING CONTRACTS, see Phase 6.2 for stamping) Upon completion of the concrete pour our crew will now begin to apply the final surface texture of SAND/BROOM finish and add any scoring lines picked as part of the contract. Phase 6.2: Stamping (APPLIED ONLY FOR CONCRETE STAMPING CONTRACTS, see Phase 6.1 for Surface finish & Scoring) Upon completion of the concrete pour our crew will now begin to apply the final surface texture of stamping finish and add any scoring lines picked as part of the contract. Phase 7: Curing Congratulations, your new concrete surface is now completed. Now here comes arguably one of the most important phases which is proper curing. A curing agent will be added to the concrete as needed. Concrete takes 28 days to FULLY cure, it is imperative that during this stage no major stains (like oil) enter the concrete mix and care is taken while using the surface. After approx. 48 hours you can begin using the surface with foot traffic and 7 days for vehicles. Phase 8: Sealing (OPTIONAL PHASE) In some instances when noted by our team sealing is recommended such as for concrete surfaces with dark color that has been added, particular stamping pattern, and driveway spaces. However almost always sealing is a good choice as it adds longevity to the concrete in terms of appearance, moisture protection, and stain resistance. Additional Information - Concrete Information on Concrete Rebar - Rebar serves as the "skeleton" of residential concrete, providing vital strength and stability. Its ridged surface enhances bonding with concrete, improving load distribution and reducing cracks. - Note that the rebar for a concrete pad, patio, pool deck, etc... is typically (unless stated otherwise on your agreement) laid 24" on center and spaced 4-6" away from the formed parameter. - In some instances, where the thickness of the concrete demands it, the rebar grid will be stacked as multiple layers or risers will be used to accommodate the increased height (or thickness) of the concrete. 2 Studio Our Official Studio will guide you through all options we carry within the selected category to expertly guide you in your decision making process! Client understands that the finish of all outdoor materials is subject to degradation resulting in fading and wear and tear. Client must actively maintain the finish and extremities of the pergola by periodically (every 3-10 years, depending on use and location of structure) paint, refinish, and maintain the structure. 2. Pre-Fabricated Pergolas: Pre-fabricated pergola's proper installations are guaranteed for lifetime however the pergola (its quality, finish, etc...) are typically covered and warrantied by the manufacturer of the pergola. Managing Expectations & Duty to Notify Information: The finish of all outdoor materials is subject to degradation resulting in fading and wear + tear. Client must actively maintain the finish and extremities of the pergola by periodically (every 3-10 years, depending on use, type, and location of structure) paint, refinish, and maintain the structure. Wooden pergolas are subject to rot and peeling, they also overtime can splinter which can become a minor hazard. With maintenance and sanding this can be alleviated. Aluminum pergolas, although very durable and less prone to wear and tear, can fade over time and may require a second coat of powder coating or painting. Outdoor Amenities Coverages: 1. Custom Firepits, Fireplaces, Outdoor Kitchens, and Fire Features: Outdoor Amenity custom built structures are guaranteed to function in their supply of utilities (gas, water, etc...) to the appliances or exits for 25 years. Outdoor Amenity built structural integrity is guaranteed for 25 years. Finish materials installed for all outdoor amenities are covered for 3 years for wear and tear. 2. Pre-Fabricated Fire Features, Fire Pits, and Outdoor Kitchens: Pre-fabricated outdoor amenities installed within this category are covered lifetime for proper installation into the property, however the quality, finish, and logevity of these items are covered by the manufacturer. Managing Expectations & Duty to Notify Information: The finish of all outdoor materials is subject to degradation resulting in fading and wear + tear. Client must actively maintain the finish and extremities of the outdoor structures periodically (every 3-10 years, depending on use, type, and location of structure) paint, refinish, regrout, and maintain the materials. Concrete or grout is prone to cracking due to natural shifting, cracks are typically hairline in size and can be repaired and therefore minimized. This applied to all countertop concrete applications, concrete finishes, and grout lines. Typically pre-cast concrete will achieve much higher durability than poured concrete. Appliances are subject to failures due to wear and tear, warranties for appliances are separately offered by the manufacturer of the appliance. Client must maintain appliances regularly depending on their usage of the appliance. Windows & Doors Coverages: Installation: Sanctuary Design and Build provides a lifetime guarantee on the proper installation (workmanship) of all windows and doors. Structural Integrity/Functionality: Windows and Doors are guaranteed to be free of installation defects and should open, close, and operate properly for 20 years. Hardware: All window and door hardware (handles, locks, hinges, etc.) is guaranteed for 5 years. Window/Door Units: The window and door units themselves are covered under the manufacturer's warranty. Managing Expectations & Duty to Notify Information: Settling and Shifting: Buildings naturally settle and shift over time. This may cause doors to become misaligned or windows to become slightly more difficult to open and close. Adjustments may be necessary and are considered normal maintenance. Condensation: Condensation can occur on interior or exterior window surfaces due to temperature and humidity differences. Proper ventilation can help minimize condensation. Weather Sealing: Weather stripping and caulking around windows and doors can degrade over time. Clients should inspect these areas annually and re-caulk or replace weather stripping as needed, approximately every 5-7 years, to maintain energy efficiency and prevent drafts. Material Integrity: The material integrity of the flooring itself is covered under the manufacturer's warranty. Managing Expectations & Duty to Notify Information: Hardwood Flooring (Natural and Engineered): Expansion and Contraction: Natural and engineered hardwood floors are subject to expansion and contraction with changes in humidity. This can lead to minor gaps between boards or slight cupping. Maintaining consistent indoor humidity levels helps minimize these effects. Scratching and Denting: While durable, hardwood floors can be scratched or dented by heavy furniture, pet claws, or sharp objects. Using furniture pads and area rugs in high-traffic areas is recommended. Fading: Direct sunlight can cause fading or discoloration of hardwood floors over time. Interior Fixture Installations: Interior lighting fixture installations are guaranteed for 10 years. Exterior Fixture Installations: Exterior lighting fixture installations are guaranteed for 10 years. General Electrical Workmanship: General electrical workmanship is covered for 20 years. Fixture/Equipment Integrity: The integrity of lighting fixtures and electrical equipment is covered under the manufacturer's warranty. If the manufacturer no longer warranties the product, Sanctuary Design and Build will cover the labor for replacement, and the client is responsible for purchasing a replacement fixture. Managing Expectations & Duty to Notify Information: Light Bulbs: Light bulbs are considered consumable items and are not covered under warranty. Their lifespan can vary depending on usage and type. Exterior Lighting: Exterior lighting fixtures are exposed to the elements and may experience faster wear and tear than interior fixtures. Regular cleaning and inspection are recommended. Issues such as water intrusion due to degraded seals, corrosion due to weather exposure, or damage from pests are not covered under warranty. LED Fixtures: While LED fixtures generally have a long lifespan, the drivers or power supplies within them can sometimes fail prematurely. These components may be covered under the manufacturer's warranty, but labor costs for their replacement outside of the fixture installation warranty period are not covered by Sanctuary Design and Build. Issues arising from incompatible components or improper installation by other parties are not covered under warranty. Electrical Safety: Avoid overloading circuits. Power Surges: While not covered under warranty, it's important to note that power surges can damage electrical equipment and fixtures. Consider using surge protectors to safeguard your electrical system. Underground Wiring (Exterior): Be aware of the location of underground wiring for exterior lighting to prevent accidental damage during landscaping or other activities. Damage to underground wiring due to external factors is not covered under warranty. Common Electrical Issues Not Covered: This warranty does not cover issues arising from normal wear and tear, such as the gradual dimming of fixtures over many years, or minor flickering that doesn't impede functionality. Additionally, issues stemming from client modifications, improper use, or acts of nature are excluded. Landscaping & Softscaping Coverages: Planting Workmanship: Sanctuary Design and Build provides a 20-year warranty on the workmanship for all planting installations, including trees, hedges, and plants. Softscaping Workmanship: A lifetime warranty covers the workmanship for the installation of softscaping elements such as gravel, DG, lava rock, and other loose-fill materials. Synthetic Turf Installation: A lifetime warranty covers the workmanship for synthetic turf installation. Synthetic Turf Material: The synthetic turf material is guaranteed for 10 years , and backed by the manufacturer's warranty. Irrigation System: The irrigation system's components and functionality are covered for 3 years. Managing Expectations & Duty to Notify Information: Plant Survival: While Sanctuary Design and Build takes great care in selecting and planting healthy specimens, the long-term survival of plants is dependent on various factors, including proper watering, soil conditions, sunlight exposure, and ongoing care. Therefore, plant survival is not covered under this warranty. Gardening Maintenance: Regular gardening maintenance, including watering, fertilizing, pruning, and pest control, is essential for the health and longevity of all landscaping elements. Sanctuary Design and Build does not offer in-house gardening services but can appoint a qualified gardener upon request. Erosion: Erosion of materials like DG and small rocks, particularly on slopes, is a natural process and is not covered under this warranty. Clients are responsible for maintaining slopes and implementing erosion control measures as needed. Irrigation Maintenance: Irrigation systems require regular maintenance, including cleaning filters, adjusting sprinkler heads, and checking for leaks. This is to be expected with these systems. Clients should familiarize themselves with the basic operation and maintenance of their irrigation system. SOD/Grass: Proper watering and fertilization are crucial for the establishment and health of new SOD or grass. Follow the specific care instructions provided by Sanctuary Design and Build. Mulch: Mulch decomposes naturally over time and will need to be replenished periodically. Steppers: Concrete and stone steppers may settle slightly over time. This is normal and is typically not covered under the warranty unless the settling is caused by improper installation. Weed Growth: No landscape is immune to weeds. Regular weed control is necessary, especially for SOD, new plantings, mulch, and gravel or DG. Painting, Finishes, and Accents Coverages: Exterior Painting: Sanctuary Design and Build provides a 15-year warranty on exterior paint workmanship, covering issues such as peeling, blistering, or excessive fading caused by improper application. The paint itself is covered under the manufacturer's warranty. Interior Painting: Interior painting workmanship is guaranteed for 10 years , covering issues such as peeling, blistering, or excessive fading caused by improper application. The paint itself is covered under the manufacturer's warranty. Plaster and Stucco: Workmanship for plaster and stucco applications (excluding pools) is covered for 20 years , guaranteeing against cracking or delamination due to improper installation. Stone Veneer: Installation of stone veneer is guaranteed for 20 years, covering issues such as detachment or cracking due to improper installation. The stone veneer itself is covered under the manufacturer's warranty. Moulding/Trim: Installation of interior and exterior molding and trim (baseboards, window/door trim, etc.) is guaranteed for 15 years , covering issues such as improper fitting, gaps, or detachment due to faulty workmanship. Managing Expectations & Duty to Notify Information: Color Fading: It is natural for paint colors, especially on exteriors, to fade slightly over time due to exposure to sunlight and the elements. This is considered normal wear and tear and is not covered under warranty. Hairline Cracks: Minor hairline cracks in plaster or stucco are common due to settling and are generally not covered under warranty unless they exceed a certain width (typically 1/8 inch) or are determined to be caused by improper installation. Caulking: Caulking around windows, doors, and trim is considered a maintenance item and may need to be reapplied periodically. This is the homeowner's responsibility. Wood Rot: Wood rot on trim or molding is typically not covered under warranty unless it can be proven to be a direct result of improper installation that allowed for water intrusion. Water Damage: Stains or damage caused by leaks or water intrusion from sources other than improper installation are not covered under warranty. A plate compactor or roller compactor will be used to follow the same grade that was done during phase 1 to retain the consistency from the initial stage. Phase 4: Edging (Optional) Edging is sometimes needed prior to the installation of the gravel. This is needed when the parameter of the space you are installing the gravel does not have a natural restraint such as an attached concrete pad, any other structures, etc... Phase 5: Loose Fill Installation We start by evenly spreading the loose fill over the prepared base, ensuring a uniform layer.
